Here’s How to Prevent Mold in Your Newark, DE Business

3/16/2022 (Permalink)

Cubicle with mold growth on the exterior wall SERVPRO of Bear/New Castle can handle remediation of any size! Our technicians use advanced technology and techniques to treat mold in your business.

The presence of mold is a nightmare for both homeowners and business owners alike. While mold is welcome when it comes to cheese, soy sauce, and other tasty things, it is a major problem when found on belongings or on your structure. According to the EPA, mold can grow on almost any organic substance if moisture and oxygen are present.

SERVPRO of Bear/New Castle has seen mold in all types of commercial properties, from shops to schools to restaurants and many more. Common places mold can be found hiding include wallpaper, paneling, underneath carpets and pads, and on top of ceiling tiles.

Take a look at some of our SERVPRO suggestions on how to keep your commercial property mold free:

Inspect Your Commercial Property for Water Damage

Closely examine every area of your property to see if there are any places that have a lot of moisture. Any water damage should be dried within 48 hours otherwise it’s the perfect recipe for mold.

A Tidy, Dry Business is a Mold Free Business

Make sure that your employees pick up any wet items and avoid leaving wet boots and shoes in places that will absorb the moisture, and also keep both the floors and windows dry at all times, especially during rainy weather.

Airflow Avoids Mold

Good ventilation is an easy way to prevent mold. Having the bathroom and kitchen doors open as much as possible can help by increasing air flow. If you want to use equipment, using a dehumidifier can keep areas dry and pleasant. But be careful; make sure it stays in good operating condition to avoid leakage. Follow the information provided by manufacturer, it will give you direction on how to clean and take care of the unit.

Monitor Moisture

Control the indoor moisture of your property and be careful about what materials are installed. In rooms that have moisture issues do not install carpet, like where there is a water fountain or classroom sink. You can buy a moisture reader from a local hardware store to measure for yourself; the EPA recommends humidity between 30-60%.

Build with Mold Resistant Materials

Look for products that have mold-resistant properties in the materials, such as sheetrock or paint. This will help in the common spaces to have moisture such the kitchen, break room, and bathroom.

Image focused on a storefront's window where a sign reads "Welcome we are OPEN please come in" SERVPRO of Bear / New Castle responds quickly to your Bear business’s fire, water, and mold damage emergencies.

For a business owner, the well-being of your establishment is and should be extremely important to you. Because when a problem arises it will be up to both you and your employees to care of the situation as soon as possible. Here are a few things you, as a business owner, can do to help prevent damage.

Prevent Severe Mold Damage

The best way to prevent mold damage from occurring is to be aware of the conditions in which your business is operating. This is taking note of everything from effective mopping techniques, preventing excess water from lingering, to watching humidity levels throughout the day. If you see any signs of mold growth, it’s crucial to address this as soon as possible to prevent further damage to your business from occurring.

Prevent Severe Water Damage

Similar with mold, water damage occurs due to excessive moisture and water. This may seem like common sense but we sometimes overlook minor issues that appear insignificant. To prevent water from infiltrating and harming your business, make sure to look for signs of excess water on the floor, behind walls, in the ceiling and any other surface. This can be evident by seeing dark or dried water spots, warped flooring, peeling or bubbling paint and wall paper, or noticing an order. It’s important to handle these warning signs before they become a major issue.

Prevent Severe Fire Damage

To prevent fire damage, it’s important to know your business’s fire risks. We strong recommend against allowing employees to light candles. Open flames, dry air and clutter can all eventually contribute to a fire. Be sure not to overload electrical outlets and keep them clear of clutter.

If your business suffers a loss, call SERVPRO of Bear/New Castle - (302) 392-6000.

It’s the perfect time to make a cleaning and maintenance plans for this fall and the coming winter. SERVPRO of Bear/New Castle offers the following commercial property cleaning tips to help make the seasonal transition as complete and easy as possible.

Clean & Recoat Hard Flooring

Floors take a beating during adverse weather conditions. Scrub hard flooring, especially entry floors, to remove soils and recoat to give the floor added protection. Know product specifications: Some floor care chemicals, as an example, are best applied at certain temperature ranges.

Repair Floor Defects

Repairing floor defects will prevent soils and ice melt from becoming trapped in chips, cracks, crevices, etc.

Carpet Cleaning

Many facilities delay cleaning carpets before and during the winter months. This can be a mistake as the carpets can become saturated with contaminants and impact indoor environmental quality.

Restrooms

Cleaning professionals often develop cleaning habits, especially in restrooms. Seasonal transitions call for taking a fresh look at restroom cleaning procedures and adopting some new technologies, products and methods where appropriate.

Floor Mats

Install 15 feet of matting inside each entrance to capture ice melt, salt and sand before it is tracked throughout the facility.

Air Ducts & HVAC Cleaning

Ventilation systems are often the biggest culprit in poor indoor air quality. Make it a priority to inspect and clean the ductwork of your commercial property.

HEPA Filters

An easy way to remember when to clean or change HEPA filters is by changing them when Daylight Savings Time begins and ends.

Commercial Cleaning Professionals

While all the above are useful tips in keeping your office or commercial building clean and tidy, they can take up valuable time you simply aren’t able to fit into your working day. 12/23/2021 (Permalink)

Exterior wall of an office with a view, mold is growing in multiple spots around the windows SERVPRO of Bear / New Castle is experienced in commercial mold remediation.

Knowing what caused the mold growth in your commercial property may help you avoid the need for more mold cleanup in the future.

Moisture
Mold needs moisture to survive. A leaking pipe or other plumbing problems can create a constant source of moisture in your. High humidity in a building can also cause mold growth. If your facility has 70% humidity, you may want to find a way to reduce the moisture in the air.

High Temperatures
Warmth is another element loved by black mold and many other types of fungus. Temperatures in empty warehouses or busy factories can get high. When possible, try to keep your buildings below the mid-70s on the Fahrenheit scale to discourage the mold growth.

Stagnant Air
Try to keep some airflow going even when you don’t plan to run your heating or air conditioning unit. Airflow can help prevent mold growth by keeping the area dry and moisture levels low.

Darkness
Another environmental element that could lead to more mold growth is darkness. Darkness alone might not be enough to cause mold growth, but it is often associated with damp, stagnant places. The environment of your commercial building can play a big role in the development of mold.

Returning Hotel Rooms to a Non-Smoking, Odor-Free Status

SERVPRO of Bear/New Castle Remedies Odor Problems in Hospitality Establishments

As a hospitality and lodging provider, you want your guests to be comfortable during their stay. This includes ensuring your guests that their environment is free of the odors and residues associated with cigarettes.

SERVPRO of Bear/New Castle will help eliminate exposure to the harmful effects of third-hand-smoke — the residual, carcinogenic components of tobacco smoke that can linger on carpets, walls and other room surfaces long after smoking has actually occurred. Our IICRC-certified Cleaning and Odor Control Technicians have the training and equipment to identify and eliminate these offensive odors.

Nicotine Cleanup and Odor Removal

Upon arrival, SERVPRO of Bear/New Castle’s team members will assess the room or rooms that need cleaning and odor removal. Although it may seem that the odor is only in the air, we search for additional sources. Furnishings and carpeting can attract and hold the tiny particles of ash, tar, and other substances that are incompletely burned. We start with a thorough cleaning, including the upholstery and carpet, using our commercial-strength steam extractors and professional cleaning products.

In addition, nicotine and other substances can stain walls and emit smells. Our crews will wash the walls with appropriate cleaners and may even suggest repainting the walls and sealing wooden portions of furnishings and headboards to trap any odor lingering beneath these surfaces. Oftentimes, each room has a separate heating and cooling system, so we inspect and clean the vents and any ductwork to prevent the smoke smells from recirculating.

SERVPRO of Bear/New Castle can also eliminate odors by changing the chemical composition of the minute particles floating in the air and embedded in surfaces and fixtures. One option is thermal fogging, a process where air cleaners combust in a heated chamber and then bond with and render any airborne particles odor-free. Other resources include hydroxyl generators and other oxygenation systems. Hydroxyl generators use a form of UV light that creates the hydroxyl radicals, which then react with solid pollutants like cigarette smoke and help destroy them. These processes eliminate the odors, not just cover them up like most air fresheners.

For your hotel to be profitable, you want as many rooms as possible to be available to your guests. Help ensure your guests’ comfort by calling SERVPRO of Bear/New Castle for a consultation at (302) 392-6000.

Why Choose SERVPRO of Bear / New Castle?

As a locally owned and operated franchise, SERVPRO of Bear/New Castle understands the importance of a clean and fully functioning commercial property. We believe a building’s appearance is often its first impression, and take our commercial services very seriously. Whether you require professional cleaning and deodorization to make your business look and smell its best, water remediation following an emergency, mold remediation to prevent health effects, or a disaster recovery team, we have the training and expertise to minimize loss of productivity and make it “Like it never even happened.”

Evaluating the Preparedness Levels of Your Business

3/9/2021 (Permalink)

Being aware of the risks your business faces is an essential part of being an owner, especially when those risks involve natural disasters. When it comes to disasters, preparing in advance can make all the difference regarding overall safety as well as recovery time for your operations.

By evaluating the preparedness levels of your business, you can understand exactly where you can improve your efforts to maximize your overall preparedness.

Though it might seem intimidating to do all of this planning in advance, by sorting your tasks into the following three categories, you can make sure you have everything squared away for the worst-case scenarios without spending an excessive amount of time or money in the process.

Your Commercial Insurance Coverage

The coverage of commercial policies is often far less encompassing than most business owners realize. The damages caused in a disaster scenario are often outside the scope of what a general policy will cover, which is why many business owners choose to add on policies for flood damages, pauses in operation and excessively expensive damages to make sure they are completely covered regardless of what comes their way.

Your Emergency Plan and Supply Kit

When severe weather or another emergency occurs, every second matters during your reaction. Putting a plan in place in advance for how to react will allow you to maximize your time and keep yourself and your employees safer. Be sure to plan for situations where you will need to evacuate, as well as situations where you need to remain in the office and stock your emergency supplies accordingly.

Your Plan for Restoration and Recovery

If a disaster forces you to pause operations for commercial restoration, it is wise to make sure that time is as short as possible to minimize the impact on your business. Look into the disaster loans from the Small Business Administration, which can help provide you with the liquid capital you need to cover short-term costs. Additionally, it is worth researching commercial restoration companies in advance—that way you can place the call as soon as you are ready to move forward with the restoration and get the process started right away.

COVID-19 cells SERVPRO of Bear/New Castle's cleanup practices are in accordance with the guidelines provided by the CDC and local authorities.

Implementing Safety Practices for Critical Infrastructure Workers Who May Have Had Exposure to a Person with Suspected or Confirmed COVID-19

To ensure continuity of operations of essential functions, CDC advises that critical infrastructure workers may be permitted to continue work following potential exposure to COVID-19, provided they remain asymptomatic and additional precautions are implemented to protect them and the community.

Potential Exposure

A potential exposure means being a household contact or having close contact within 6 feet of an individual with confirmed or suspected COVID-19. The timeframe for having contact with an individual includes the period of time of 48 hours before the individual became symptomatic.

Exposure But Remain Asymptomatic

Critical Infrastructure workers who have had an exposure but remain asymptomatic should adhere to the following practices prior to and during their work shift:

Pre-Screen: Employers should measure the employee’s temperature and assess symptoms prior to them starting work. Ideally, temperature checks should happen before the individual enters the facility.

Pre-Screen: Employers should measure the employee’s temperature and assess symptoms prior to them starting work. Ideally, temperature checks should happen before the individual enters the facility.

Regular Monitoring: As long as the employee doesn’t have a temperature or symptoms, they should self-monitor under the supervision of their employer’s occupational health program.

Wear a Mask: The employee should wear a face mask at all times while in the workplace for 14 days after last exposure. Employers can issue facemasks or can approve employees’ supplied cloth face coverings in the event of shortages.

Social Distance: The employee should maintain 6 feet and practice social distancing as work duties permit in the workplace.

Disinfect and Clean work spaces: Clean and disinfect all areas such as offices, bathrooms, common areas, shared electronic equipment routinely.

Employee Becomes Sick

If the employee becomes sick during the day, they should be sent home immediately. Surfaces in their workspace should be cleaned and disinfected. Information on persons who had contact with the ill employee during the time the employee had symptoms and 2 days prior to symptoms should be compiled. Others at the facility with close contact within 6 feet of the employee during this time would be considered exposed.

Employers should implement the recommendations in the Interim Guidance for Businesses and Employers to Plan and Respond to Coronavirus Disease 2019 to help prevent and slow the spread of COVID-19 in the workplace.

Additional Considerations

  • Employees should not share headsets or other objects that are near mouth or nose.
  • Employers should increase the frequency of cleaning commonly touched surfaces.
  • Employees and employers should consider pilot testing the use of face masks to ensure they do not interfere with work assignments.
  • Employers should work with facility maintenance staff to increase air exchanges in room.
  • Employees should physically distance when they take breaks together. Stagger breaks and don’t congregate in the break room, and don’t share food or utensils.

The Importance of a Business Continuity Plan

11/11/2019 (Permalink)

Business man SERVPRO of Bear / New Castle has the training, experience, and equipment to handle large commercial storm or water damage emergencies.

Storm damage can wreak havoc on your business. Not only can it result in extensive and expensive property damage, but it can also disrupt your operations, especially if all or part of your building is rendered unsafe post-flood, Your customers may turn to competitors to fulfill the needs you used to satisfy. Your profits may plummet.

While you can’t control Mother Nature—or the damage your building may sustain—you can reduce the financial impact a flood or storm has on your business. Of course, you may have insurance to cover property damage and lost equipment, but insurance does not cover lost profits or replace lost customers. Keeping customers and ensuring ongoing profit is up to you.

Be proactive by following these simple steps before a disaster strikes:

  • Perform a business impact analysis. Identify critical business functions and processes, and make note of the resources necessary to support them.
  • Put together a business continuity team. People are your most valuable resources. For your continuity plan to be successful, you must have the right people to carry it out. Select members of your team who are most likely to successfully manage a business disruption.
  • Train your team. You never know how people will react in the face of disaster. The best way to prepare everyone for a hiccup is to train them for one.

Improving Indoor Air Quality at Your Business

Know What Affects Your Indoor Air Quality and Why it Matters

Most people spend an average of 90% of their time indoors. Much of that time, for adults, is spent in an office or warehouse environment. Indoor air quality can contribute to the health and comfort of your employees, customers, and all who visit your place of business.

Why Does Indoor Air Quality Matter?

Many studies suggest that the level of pollutants indoors often surpasses the pollutants outdoors. Poor indoor air quality can potentially impact the health and wellbeing of your employees.

According to OSHA, the following symptoms have been linked to poor indoor air quality:

  • Nose, lung, throat, and eye irritation
  • Headaches
  • Fatigue

What Affects Indoor Air Quality?

Several independent factors, both indoors and out, can contribute to poor indoor air quality. Potential factors include, but are not limited to:

  • Outdoor pollutants such as smoke, smog, etc.
  • Poor ventilation and/or insulation
  • Inadequate moisture and humidity control
  • Untreated smoke damage
  • Spilled chemicals and leaking gases
  • Dust, dirt, and animal dander
  • Fungi, pollen, and other biological matter
  • Tobacco

What Can SERVPRO of Bear/New Castle Do to Improve The Indoor Air Quality at Your Business?

As mentioned before, many factors can impact indoor air quality. Fortunately, we offer comprehensive services that tackle many of these factors. At SERVPRO of Bear/New Castle, we offer inspections with recommendations for the best course of action to leave your office with cleaner air.

HVAC Systems

Without regular attention, heating, ventilation, and air conditioning (HVAC) systems can spread contaminants throughout your office. SERVPRO of Bear/New Castle offers regular inspections and cleanings of your HVAC ductwork so your office enjoys cleaner air and longer-lasting HVAC systems.

Mold Remediation

Mold, especially if left untreated long term, may pose health risks to your employees according to the EPA. Mold spores can travel through the air, impacting the indoor air quality and spreading the mold throughout the building. We have the training, equipment, and experience necessary to contain the mold, restore your property, and make it “Like it never even happened.”

Water Damage

No matter whether the water damage was caused by a leaky roof, a broken pipe, or a flooded basement, moisture and humidity may lead to poor indoor air quality, along with other significant problems. We can help to identify the source of the problem and fix any damage that may have occurred.

Fire and Smoke Damage

Walls, carpets, and even furniture can carry smoke and soot long after the fire is put out, which can impact your indoor air quality. If your property experiences a fire, we can handle the damage both big and small. We can also make sure your building and its contents are properly cleaned.

Commercial Cleaning

We also offer commercial cleaning services that go above and beyond typical janitorial or maid services. Regular cleaning can help combat potential air pollutants like dust, dirt, pollen, etc.

What Commercial Property Owners Should Know About Flooding and Black Water

10/15/2019 (Permalink)

Image of flood water SERVPRO of Bear / New Castle can respond immediately to your commercial water damage emergency regardless of the size or scope of the damage.

Not all water damage is created equal, and the remediation steps you take depend on the original source of the water that flooded your building. “Clean water” is water that doesn’t pose immediate health threats and that comes from broken water lines, toilet holding tanks and faucets. If not treated in time, clean water can become gray water, which is water that does contain some contaminants. Gray water can include discharge from showers, sinks, aquariums, waterbeds and dishwashers. Then there is black water, or floodwater.

What Is Floodwater / Blackwater?

The water that enters a building during a flood usually contains harmful contaminants. Floodwater usually contains soil, which can contain feces, pesticides, and other contaminants, natural or not. It can also contain sewage runoff, which may be contaminated by bacteria, molds, fungi, protozoans, and viruses. Floodwater is categorized as black water.

What You Can Do To Prepare

Flood water can be absolutely devastating to your commercial property, not to mention it can cause your business to be temporarily displaced, and business put on hold. You can’t predict a flood but you can plan for one.

Know Your Flood Risk

It’s important to keep track of your region’s flood risk. There are a number of factors that can determine your flood risk, but keep in mind that nowhere in the United States is risk-free. If you live in a coastal city during hurricane season, your flood risk will dramatically increase. Other areas with typically high flood risk include low-lying areas near bodies of water or downstream from a dam or levee.

Know Your Insurance Options

When it comes to natural disaster-type flash floods, typical commercial insurance policies often don’t cover the damage. Flood insurance is a separate policy purchased through FEMA, so keep that in mind if you’re in an area with high flood risk. Also, familiarize yourself with local disaster restoration companies and choose one you prefer beforehand since the time to act must be immediately after the flood.

Know the Signs of Water Damage

Some floods are more severe than others, and in some cases, it will be obvious when your business has been affected. In other cases, however, water damage can be more insidious. It’s important to recognize the signs and know the difference types of water that can damage your property. Black water, for example, is highly contaminated and will cause severe odor and mold damage to your property if not treated immediately. Floodwater is, in every case, considered black waterGrey water can also cause damage, but it is derived from appliances and pipes in your building.

Develop a SERVPRO Emergency READY Profile For Your Business

By developing a SERVPRO Emergency READY Profile for your business, you minimize business interruption by having an immediate plan of action. Knowing what to do and what to expect in advance is the key to timely mitigation and can help minimize how water and fire damage can affect your business.

What Is Causing Mold in Your Commercial Building?

11/6/2018 (Permalink)

SERVPRO of Bear / New Castle can respond quickly, working to first contain the infestation to help prevent its spread to other parts of the building.

If you found black mold or any type of mold growing in your commercial building, you’re likely wondering how it got there. Was it a moisture problem? Has it been there for a long time? Knowing what caused the mold growth may help you avoid the need for more mold cleanup in the future.

Stagnant Air

Airflow can help discourage mold buildup because it may dry out the area mold has chosen to make its home. If you have to turn off the HVAC unit for your building, you may be encouraging mold growth. Try to keep some airflow going even when you don’t plan to run your heating or air conditioning unit.

Moisture

Mold needs moisture to survive. This dampness can come from many sources, including:

• Burst pipes
• Leaky faucets
• Broken supply lines
• Flooding

Even something as simple as high humidity in a building can cause mold to grow. If your facility has 70% humidity, you may want to find a way to reduce the moisture in the air.

High Temperatures

Warmth is another element loved by black mold and many other types of fungus. Sometimes the temperatures in empty warehouses or busy factories can get high. Whenever possible, try to keep your buildings below the mid-70s on the Fahrenheit scale to discourage the growth of mold

Darkness

Another environmental element that could lead to more appearances of mold is darkness. Darkness alone might not be enough to cause mold growth, but it is often associated with damp, stagnant places. The environment of your commercial building can play a big role in the development of fungi.

As you initiate mold cleanup with the help of a commercial remediation team, it can be helpful to know what caused the appearance of black mold. Fixing a moisture problem, for example, could stop the recurrence of this fungus.

What Should You Do When Your Building Is Contaminated With Black Water?

10/19/2018 (Permalink)

If your business suffers a major loss, call SERVPRO of Bear / New Castle at (302) 392-6000

Not all water damage is created equal, and the remediation steps you take depend on the original source of the water that flooded your building. Clean water is precisely what it sounds like: water that doesn’t pose immediate health threats and that comes from broken water lines, toilet holding tanks, rainfall, and snowmelt. If not treated in time, clean water can become gray water, which is water that does contain some contaminants. Gray water can include discharge from showers, sinks, aquariums, waterbeds and dishwashers. Then there is black water or floodwater.

What Is Floodwater?

The water that enters a building during a flood usually contains dozens of harmful contaminants, which is why it is so important to work with a professional water restoration company after an incident. Floodwater usually contains soil, which can contain feces, pesticides, and other contaminants, natural or not. It can also contain sewage runoff, which may be contaminated by bacteria, molds, fungi, protozoans, and viruses.

Why Work With a Professional Water Remediation Team?

Contamination can occur at any time, both during the flooding incident and afterward. That’s why—for the sake of your employees’ and customers’ health—you should work with a professional water restoration company after a flood

Though a water restoration company will do everything possible to restore your building to its pre-flood condition, its primary goal will likely be to free your building of any remaining contaminants. Don’t attempt to clean up post-flood damage on your own; instead, turn to a professional restoration team for help.

How Does Mold Containment Prevent Cross Contamination in a Commercial Property?

10/2/2018 (Permalink)

If you suspect your property has a mold problem, call SERVPRO of Bear / New at (302) 392-6000

If you are dealing with mold contamination in a commercial property, a mold cleanup service may recommend containment. Containment can help prevent cross-contamination, such as the spread of mold to a new environment or the reintroduction of mold spores back into a structure that has been treated for mold.

Containment Procedures During Mold Remediation Services

Turn off HVAC Systems and Fans

Adequate ventilation plays an important part in promoting drying after water damage and can prevent mold from developing. Once mold is present, however, you should turn off systems that circulate air from the contaminated portions of a structure to unaffected areas. If spores spread and find other moist surfaces conducive to growth, the mold problem in your commercial property may get worse.

Seal Off Affected Areas

If a mold cleanup service discovers anywhere from 10 to 100 square feet of contamination in your property, they may recommend limited containment. This involves using a single layer of polyethylene sheeting to enclose the affected area as well as a slit entry and exterior flap. It is also important to seal off air supplies as well as vents, doors, and pipe chases.

Build Negative Air Chambers to Create Negative Air Pressure

If more than 100 square feet of your property is contaminated or mold growth is extensive, cleanup specialists may create an airtight containment area. This involves plastic barriers and double layers of polyethylene. It may also require a decontamination chamber.

Conduct a General Cleanup
Throwing out porous objects, such as baseboards, drywall, and insulation, can be an effective isolation procedure during mold cleanup. While this process is not always categorized as control, it does help stop the spread of fungus.

Sometimes specialized air filters can be used to help isolate the mold problem. HEPA filters, for example, are fine filters that can catch spores and other particles. Regular filters might not be able to stop the spread of fungus, which is why it is so important to use expert-recommended products when trying to stop the spread of mold.

Commercial Mold Remediation

Understanding the containment procedures used to stop mold spores during mold cleanup may make you more comfortable with the commercial remediation process. You can learn more about the steps used to stop mold contamination before hiring a cleanup team.

Take Action to Improve Indoor Air Quality in New Castle County Schools

What Actions Can You Take to Improve Your School's Indoor Air Quality?

Nearly one-fourth of the nation’s schools have one or more buildings in need of extensive repair or replacement and nearly half have been reported to have problems related to indoor air quality (IAQ).

The health and comfort of students and teachers are among the many factors that contribute to learning and productivity in the classroom, which in turn affect performance and achievement. Providing a healthy, comfortable environment is an investment in your students and staff.

What is Good Indoor Air Quality (IAQ) Management?

  • Control of airborne pollutants.
  • Introduction and distribution of adequate outdoor air.
  • Maintenance of acceptable temperature and relative humidity.

Temperature and humidity cannot be overlooked because thermal comfort concerns underlie many complaints about "poor air quality." Furthermore, temperature and humidity are among the many factors that affect indoor contaminant levels.

Outdoor sources should also be considered since outdoor air enters school buildings through windows, doors and ventilation systems. Thus, transportation and grounds maintenance activities become factors that affect indoor pollutant levels as well as outdoor air quality on school grounds.

Facility Managers

Create a Healthy Indoor Environment

Facility managers in K-12 schools work hard every day to ensure a healthy, high-quality learning and teaching environment for students and staff. The goal is to provide energy-efficient facilities that have quality lighting, comfortable temperatures, and good indoor air quality (IAQ) — all within a tight budget.

According to the U.S. Department of Education, the average school building is 42 years old.  After 40 years a school building begins to rapidly deteriorate if it is not properly maintained.

Taking a proactive approach to preventing IAQ problems will save your school significant costs in the long run.  With everyone working together, you may also be able to reduce the amount of time you currently spend on IAQ issues.

Negative Impact of Poor Indoor Air Quality

  • Accelerate deterioration and reduce efficiency of the school's physical plant and equipment
  • Affect student comfort, the learning environment and attendance
  • Increase the likelihood that schools will have to be closed temporarily (for repairs) or permanently
  • Lead to costly repairs if maintenance and proactive measures are deferred.  Preventative measures will save money over time.
  • Reduce the productivity of teachers and staff due to discomfort, sickness or absenteeism
  • Increase the potential for long-term health problems among students and staff
  • Strain the relationship between administrators and facilities staff

Improving IAQ can reduce the number of student visits to the nurse's office, reduce absenteeism due to illness, and enhance the general health and well-being of all students and staff.

Air Ducts and HVAC Cleaning

Ventilation systems are often the biggest culprit in poor indoor air quality. Make it a priority to inspect the ductwork of your home or business.

If your HVAC has been operating for some time without attention, it could be circulating one or more of the following:

  • Dust
  • Pollen
  • Odors
  • Dirt and debris
  • Other contaminants

SERVPRO of Bear/New Castle offers both residential and commercial duct cleaning services.  Keeping the duct system clean can extend the life of the equipment, which in turn save you money and give you cleaner air to breathe.

However, duct cleaning is not always necessary. We will make recommendations about the best way to address any indoor air quality concerns. This can save you money and provide peace of mind on the health of your system.

  • The benefits of servicing your HVAC unit include:
  • Helps to restore peak energy efficiency.
  • May help to eliminate offensive odors.
  • Helps reduce the potential for mold growth.

For more information on HVAC and air duct cleaning, call SERVPRO of Bear/New Castle, DE  today, (302) 392 6000.

10 Property Management Tips to Help Avoid Holiday Fires

11/27/2017 (Permalink)

The holidays can quickly turn from joyful to tragic when a fire occurs.

Decorations and Other Holiday Festivities Should Be Approached with Care

For most people, the holiday season represents a time for festivities, good cheer and decking the halls. Christmas trees, wreaths, and menorahs are displayed and strings of blinking lights drape balconies and clubhouses at apartment complexes. But what few consider is that these decorations can contribute significantly to holiday fires. Dry holiday trees and lighted candles comprise some of the greatest dangers.

According to the National Fire Protection Association (NFPA), U.S. fire departments responded to an average of 240 home fires per year that started with Christmas trees. Nearly half of these fires were caused by electrical problems, and one in four resulted from a heat source that was placed too close to the tree.

Is Your Apartment Property Ready for the Holidays?

By following a few fire prevention tips and measures suggested by the American Red Cross and NFPA, the risk of fire resulting from holiday fun can be greatly reduced. Here are 10 tips that property owners and managers can use to educate apartment residents and staff when decking the halls:

  • When using an artificial tree, wreath or garland, be sure that the product is labeled, certified or identified by the manufacturer as fire-retardant.
  • When choosing a fresh tree, make sure the green needles don’t fall off when touched. Before placing it in the stand, cut 1-2” from the base of the trunk. Add water to the tree stand and make sure someone is responsible for watering the tree daily.
  • Make sure the tree and other holiday decorations are not blocking an exit and that they are at least three feet away from any heat source, like fireplaces, space heaters, radiators, candles and heat vents or lights.
  • Use lights that have the label of an independent testing laboratory and make sure you know whether they are designed for indoor or outdoor use. Replace any string of lights with worn or broken cords, or loose bulb connections. Connect no more than three strands of mini-light sets or a maximum of 50 bulbs for screw-in bulbs.
  • Never use candles to decorate the tree. Artificial candles are an available and safer alternative.
  • Never leave children or pets alone in a room with a lit candle.
  • Always turn off all holiday lights before leaving the home, office or clubhouse, and before going to bed.
  • After the holidays, get rid of live decorations. Dried-out trees, wreaths, and garlands are a fire hazard and should not be left in the home, garage, storage building, or placed outside on the property.
  • Do not hang decorations from fire sprinklers. Also, make sure smoke alarms are in working order.
  • When hanging decorations, use the correct ladder for the job and have help on hand, especially for tough jobs.

The holidays can quickly turn from joyful to tragic when a fire occurs. By taking simple precautions, property owners and apartment residents can avoid potential fire hazards and make this time of year a healthy and happy one.

What Business Owners Need to Know About Winter Weather Alerts

11/27/2017 (Permalink)

SERVPRO of Bear/New Castle is dedicated to responding immediately to water and storm damage emergencies.

Understanding Four Primary Winter Weather Alerts

Businesses in New Castle County are urged by the NOAA’s National Weather Service to stay on top of local warnings and forecasts.  Below are definitions of some of the primary winter weather alerts that, as a business owner, you should know about, and what to expect if one of these is issued in New Castle County.

Winter Storm Outlook

This is the term used when a storm hasn’t arrived yet, but is expected to arrive in a few days. This gives you time to check emergency supplies and go over the company’s emergency plan with employees.  It is important that you stay updated on the weather so you can prepare accordingly.

Winter Storm Advisory

This alert lets you know of less severe winter weather on its way.  This does not mean that you do not need to prepare for it.  Any amount of snow and ice accumulation can cause dangerous conditions and travel delays; therefore, your employees should exercise extreme caution.  Make sure all company vehicles are filled with fuel, and your building premises are taken care of to prevent any fall or injury.

Winter Storm Watch

This alert will let you know about the possibility of heavy snow, sleet, freezing rain or blizzard conditions.  These types of winter storm watches are typically issued anywhere from 12 to 48 hours before a winter storm begins.

Winter Storm Warning

This alert will let you know that dangerous winter weather, such as heavy freezing rain, sleet or snow, is imminent.  You are typically notified by these warnings between 12 to 24 hours before the storm hits.

Other Winter Weather Alerts

There are several other winter weather alerts that you should be aware of – particularly if your business has fleet drivers.

Blizzard Warning

Blizzard warnings are issued for gusty or sustained winds of 35 mph or more, and for blowing or falling snow that creates visibility problems.

Ice Storm Warning

Ice storms can create extreme hazardous conditions for traveling.  The weight of ice can cause falling power lines and tree limbs.  If you have drivers out on the roads, have them drive with great caution.

Wind Chill (Watch, Warning or Advisory)

This alert is issued when temperatures dip or reach below -20 degrees Fahrenheit, which can cause very dangerous conditions outside.

Sleet

Sleet is where raindrops freeze and turn into ice pellets before they reach the ground.  Sleet does not stick to objects, and typically bounces when it hits a surface, but can still be hazardous to motorists since it can accumulate like snow.

Freezing Rain

When rain temperature falls below freezing temperature as it hits a surface, it can freeze to surfaces like roads, vehicles or trees and form a glaze or coat of ice.  This can cause a serious hazard even in small accumulations.  Alerts are quite necessary for this so that people may take caution of these hazards.

7 Cold Weather Risks for Small Businesses in New Castle County

11/20/2017 (Permalink)

When it comes to your commercial property, we mean business. Call SERVPRO of Bear/New Castle (302) 392-6000

Prevent Your Revenues from Dropping as Fast as the Mercury

Whether it’s pounding rainfall, massive snowstorms, burst pipes on the heels of freezing temperatures or power outages, winter weather presents many threats that can lead to business shutdowns, property damage and loss of revenue.

Now is a good time to make a plan to stay open for business, while protecting your employees and customers from the dangers of severe winter weather.

Top Winter Risks that Threaten Small Businesses

1.   Slips, Trips, and Falls

Icy parking lots and driveways, floors wet with melted snow, bunched-up doormats, and electrical cords all pose a risk.

Manage It:

Shoveling and salting walkways, mopping spills, putting up “Wet Floor” signs, and keeping all floors clear go a long way toward preventing falls.

2.   Business Interruption

Bad weather can force businesses to close their doors unexpectedly. This will prevent your business from bringing in revenue during the storm. Even if your business is based in a warmer part of the country, you could be impacted if one of your suppliers is walloped by a storm and unable to deliver your inventory.

Manage It:

Have a protocol in place for dealing with bad weather, including a system for alerting your employees about whether they have to come in. Develop a backup supply chain so that you can keep the shelves stocked no matter what.

3.   Snowed-in Employees

In some industries, you can’t open if your employees can’t make it in to the office. In others, your team can be productive from the snowed-in safety of their homes. If your employees are able to work from home, remember productivity is only possible if there are no issues with network connectivity and logging in.

Manage It:

Before bad weather starts, have a clear work-from-home policy and let employees give it a test run so they can be productive from afar.

4.   Sickness

During cold and flu season, germs can spread from one person to another at lightning speed. Sickness is one of the top cold weather risks for small businesses because this can have a disastrous effect on productivity.

Manage It:

Encourage employees to get flu shots to prevent getting sick. When someone starts showing signs of illness, have them go home so they don’t spread their germs to everyone else.

Home-Based Businesses are at Risk, Too

If you have a home-based business, there are winter risks that will affect your business. Take steps to manage the following risks:

5.   Icy Driveways and Sidewalks

Ice can cause a risk if clients are visiting or packages are being delivered. A delivery person or client who slips and hurts themselves on the ice could legally hold your business liable for the cost of treating the injury.

Manage It:

Shovel and salt or meet the delivery folks at their trucks.

6.   Power Outages

Snow or ice storms can lead to power outages. If you rely on a computer for your home-based work, having no power creates a whole new set of problems.

Manage It:

Most home improvement stores sell generators you can use to power your business. If you are without power, consider going to a nearby coffee shop or public library, where you could have access to power and WIFI.

7.   Burst Pipes

When the temperatures drop, one major issue that could come up is a frozen water pipe.

They can create an inconvenience but, more seriously, can cause major damage to your property

Manage It:

Insulate properly and leave taps dripping in very cold weather. Check with your agent to make sure your home-based office and business equipment are protected. It’s important to remember that most homeowners’ policies exclude damage to business property, so you may need a commercial policy.

Common Causes Of Sewage Damage In A Commercial Property

10/27/2017 (Permalink)

Sewage backup should be considered an emergency and dealt with as quickly. Call SERVPRO of Bear/New Castle, DE 302-392-6000

4 Reasons You Could Have Sewage Damage To Your Commercial Property In New Castle, DE

There are several causes for sewer blockages which can lead to sewage water backup in your building, requiring immediate commercial sewage removal. While some are easy to prevent, others are hidden and hard to detect before you realize you may need commercial sewage removal.

Structural Defects Can Cause Sewage Damage To A Commercial Property

Different structural defects can develop in a sewage system over time. Misaligned pipes, pipe collapses and cracks or holes in the line can lead to sewage overflow, requiring commercial sewage removal and reconstruction of sewer lines.

City Sewer Backup Or Surge Can Cause Sewage Damage To A Commercial Property

If the backup occurs in a city sewage line, the wastewater will normally overflow out of the lowest possible opening. In some buildings, especially those with basements, the overflowing sewage wastewater may exit through the building’s lower drains and toilets.

Solid Flushes Can Cause Sewage Damage To A Commercial Property

The most common cause for commercial sewage removal is when sewage backs up from a blockage in the pipeline between the city main and your building. This is commonly caused by solid objects in the sewage system that does not naturally decompose.

Root Infiltration Can Cause Sewage Damage To A Commercial Property

Tree roots often cause sewage backups by entering the water pipeline at joints and spreading. As tree roots grow, they will often crack and break the sewage water pipes, creating additional structural defects.

Sewage Cleanup and Restoration

Water from sewer system backups should be considered very dangerous. The water is grossly unsanitary and may contain bacteria and viruses that could cause serious illness. Special training and equipment is necessary to safely clean this type of contamination.
